Tenant Fees

Once a Tenant agrees initial terms of a letting on a property and you agree to proceed with the process of taking a tenancy you will be liable for the following costs:

A holding fee of £250 is taken when you reserve a property at the beginning of the process before we commence the formalities. This sum is deducted from completion monies due and shown in the completion statement. In the event that the tenancy does not proceed due to unsuitable references or the applicant/s withdraw this is not refunded.

FEES DUE AT COMMENCEMENT OF A TENANCY

Administration Fee £180 including VAT for the 1st person and £60 including VAT per person thereafter
  • Referencing per person identity, immigration and visa confirmation, financial credit check
  • Obtaining references from current or previous employers/landlords
  • Any other relevant information to asses affordability
Guarantor Fee £120 including VAT (if required)
  • Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement
Company Lets £180 including VAT (if required)  
Preparation of inventory Fee (Tenants Share) See attached schedule  
Dilapidations Deposit 1.5 x the monthly rent
  • This will be shown on your statement of costs and agreed at the beginning of your tenancy application. The landlord will bear the cost of the check in and check out visits.
  • Covers the cost of any damages or dilapidations
  • Protected in a Government authorized scheme (in most cases TDS) and may be returned at the end of the tenancy

FEES DUE DURING A TENANCY

Amendment Fee £60 (including VAT}
  • Contract negotiation, amending terms and updating your tenancy agreement during your tenancy at the Tenants request in the event of name changes, change of terms or rent date
  • Contract negotiation
  • Amending and updating terms and arranging a further tenancy and agreement
Renewal Fee (Tenants Share) £60 including VAT  
Unpaid rent/ Returned payments 8% above Barclays Bank Base Rate from the date due  
Aborted visit charge £48 including VAT Loss of time charge for agent or contractor if a pre-arranged visit to the property is aborted due to failed access.
